Introduction

Prince George has all of the opportunities and perks of a larger city while being a smaller town. Prince George is divided into several different areas or zones including downtown, the Hart, College Heights, North Nechako, and the Bowl. Each area or zone  has different aspects and features which contribute to the whole zone, supporting different lifestyles and income groups. These features include affordable housing versus new builds, a large quantity of recreational activities, and shorter commutes to work and shopping.

We can separate Prince George into nine main zones each with their own benefits and amenities. A prospective new resident can compare the different areas and decide what best suits their lifestyle needs.

PG CITY WEST (ZONE 71)

The west side of the bowl is one of the many well-established areas in Prince George with neighbourhoods that have been around for over 40 years. Most of the homes and properties  are slightly older and well maintained, or newly renovated which is perfect for young families, investors, students, and older couples. This location has easy access to most areas in Prince George, making it one of the most convenient locations to live in. It is within 10 minutes of several grocery stores, restaurants, shopping, schools, parks, hikes, Pine Center Mall and other activities. It is situated near the University of Northern BC and College of New Caledonia.  On the north edge of this zone, North Nechako is a charming suburb positioned on the edges of the Nechako River. This neighbourhood is associated with costly executive homes on large properties and gorgeous glimpses of the river. The new Nechako View subdivision development allows people to purchase an extravagant lot and create their dream home.  Cranbrook Hill has large, beautiful homes and acreages some of which are overlooking Prince George. Forests for the World located on  Cranbrook hill is a 106 hectare demonstration forest with 15 (8.5 mi.) kilometres of hiking trails and a popular recreation spot. Subdivisions include: Carter Light, Cranbrook Hill Foothills, Fraserview, Heritage, Highglen, Highland Park, Lakewood, Peden Hill, Perry, Pinecone, Pinewood, Quinson, Spruceland, and Westwood.

PG CITY CENTRAL, DOWNTOWN (ZONE 72)

Located in central Prince George, the downtown area has loads of amenities easily accessible. There are 3 shopping centres, Spruceland, Pine Centre and Parkwood as well as City Hall, the Two Rivers Gallery and the Library.  Most of the business, banking and small retail stores are located downtown along with a number of restaurants and cafes. The University Hospital, the BC Cancer Centre for the North and the College of New Caledonia are located in this area. The subdivision – Van Bien – has well-maintained older homes and is famously prized for “Candy Cane Lane” where during December, citizens of Prince George come to view the dazzling Christmas lights and displays. The VLA neighbourhood in this area is relatively close to downtown and is characterized by more affordable older homes and apartments.  South Fort George subdivision is positioned near the edges of Lheidli T’enneh Memorial Park. This park is the largest city park, the favorite location for outdoor events and the home of the Exploration Place Museum. Prince George’s residents of all ages come here to walk along the Fraser River and view the flowerbeds that are planted every year. Milliar Addition is known for their unique homes with beautiful hanging tree’s which are different on each street. In the centre of downtown, you can visit the locally-owned cafes, eateries, stores, bars and night clubs.  Neighborhoods or subdivisions located in the central downtown area include Assman, Central, Connaught, Crescents, Downtown PG, East End, Millar Addition, Nechako View, Seymour, South Fort George, Van Bow, and VLA.

PG CITY NORTH - THE HART (ZONE 73)

Located in Northern Prince George, the locals refer to this area as “The Hart”. The Hart is almost its own little town. There is all the amenities and stores one would need within a five to ten minute drive from their house. The houses located here are known for having large lots, unique homes, and loads of greenery. Within this area, there is several hiking trails, parks, schools, and  stores. The Hart Highlands Ski Hill, Aberdeen Glen Golf Course, and the Park Drive-In are located here and are always fun for the family. McMillian Creek Regional Park is located in this area, which is where the cutbanks are. This Park allows one to hangout and hike while viewing the city of Prince George. The subdivisions include: Aberdeen, Birchwood, Edgewood Terrace, Emerald, Harper Valley, Hart Highlands, Hart Highway, Ingala, Mount Alder, Nechako Bench, Nechako Ridge, North Kelly, North Meadows, Old Summit Lake Road, Valleyview, and West Austin.

PG CITY SOUTH (ZONE 74)

University Heights and Tyner Ridge Estates are two of the newer housing subdivisions in Prince George. They offer  convenient family living close to the UNBC and shopping and are surrounded by beautiful forest. Here, the mostly single-family homes are large, beautiful and unique. There is a paved walkway, which runs alongside university way from the shopping area to the University where lots of people walk their dogs, bike and jog with baby buggies. There are several hiking trails and parks that encompass this area, giving residents a comfortable, park-like environment in which to hike, bike, or run. College Heights is the largest neighbourhood with newer homes and condos, various big box stores, banks, restaurants, bars, playgrounds, hiking trails, and more. This community includes some of the most current developments in the city that are close to the University. PG City South includes the following subdivisions: Charella/Starlane, Gauthier, Haldi, Jensen, Lafreniere, Lower College Heights, Parkridge, St. Lawrence Heights, Upper College, University Heights, Tyner Ridge and Western Acres.

PG CITY SOUTH EAST (ZONE 75)

Located in the South East regions of Prince George and following Highway 97 south towards Quesnel, we have the  Prince George International Airport, BCR Industrial, Danson, North Blackburn, Sintich, and South Blackburn subdivisions. The BCR Industrial site is the largest section of industrial and business locations in Prince George.  Residents of Blackburn enjoy country living with the benefit of access to city services which are only 15 minutes away.  Most properties are large lots or acreages with large areas of greenbelt, lakes and trails to enjoy.

PG RURAL NORTH (ZONE 76)

Situated on the outskirts of Northern Prince George past the Hart Highway area, we have plenty of rural communities including Bear Lake, Chief Lake Road, North Kelly, Ness Lake, Nukko Lake, Reid Lake, Salmon Valley, and Summit Lake. Living on a lakeshore property while still remaining within close distance of Prince George is why people love living on Summit Lake. There are plenty of hiking trails in this area, including one of Prince George’s favorites Teapot mountain. The community of Chief Lake  is situated at the northwestern border of Prince George. This rural area is suitable for individuals who appreciate huge, private properties positioned around forest or farmland setting. Bear Lake community is located about an hours drive north of Prince George and has a great recreation area and a couple of sawmills.

PG RURAL WEST (ZONE 77)

Past College Heights or PG City South zone is the PG Rural West Area. This area is about a 20-40 minute commute from downtown Prince George heading in the direction of Vanderhoof on Highway 16 and characterized by larger and more rural properties.  Subdivisions include: Beaverley, Bednesti, Blackwater, Cluculz Lake, Isle Pierre, Lower Mud, Miworth, and Upper Mud. Beaverly, lower mud, and Upper Mud are relatively close to College Heights. These sub-areas are known for large acreages or property suitable for outdoor recreation and small farms. There are beautiful hiking trails and lakes close by. At West Lake Provinical Park  there is an awesome hiking trail called the Fort George Canyon Provincial Park.

PG RURAL SOUTH (ZONE 78)

Communities located in Prince George Rural South includes Buckhorn, Hixon, Pineview, and Red Rock/Stoner. Buckhorn and Pineview are excellent communities for people who enjoy country living, while still having the luxury of being connected to city services. The houses in these areas are generally on large parcels of land, with interconnected hiking trails all around the area. Riding horses, having a hobby farm, and being able to use your motorized toys whenever you please is just of the few things you can do directly from your backyard. If you like living in a small community, but want to remain within 40 minutes of Prince George, Hixon is the place for you. Hixon is surrounded by beautiful scenic views and parks including the Three Sisters Lake Provincial Park and Hixon Falls.

PG RURAL EAST (ZONE 80)

Following Highway 16 East out of town towards Jasper and Alberta is the PG Rural East Zone. This area has mostly rural type communities with large properties, acreages and farms. The area is popular for recreation with the large Purden Lake Provinical Park and campground, Purden Lake Resort and Purden Ski Village.  This zone is also the location of the Ancient Forest/ Chun T’oh Whudujut Provincial Park which is a popular attraction about an hours drive from Prince George. During winter there are lots of areas to X-country ski and snowmobile especially in the Tabor Lake area. Subdivisions include: Giscome, Hansard, Purden, Shelley, Tabor Lake, Upper Fraser and Willow River.
