So you think you might be ready to take the plunge and enter into homeownership? Congratulations. Let me share with you the steps you take so you can assess if buying a home is feasible.
- Talk with a mortgage broker so you can get preapproved and get a clear picture of what you can afford. It is a key element for you to show sellers that you are serious and gives you leverage in negotiating. Especially in a fast moving market where competing offers have become the norm when purchasing a home.
- Once you have your pre-approval, with your maximum price in mind, Denise inputs your needs and wants into MLS and the properties that match your criteria are emailed to you.
- Now you are ready to go shopping. As the listings hit your inbox, if any of them peak your interest, the viewing is booked for you to see the inside.
- Once you find “the one”, Denise will write up a contract of purchase and sale with all of the details of the offer. Price, possession date, subjects that need to be satisfied in order for the deal to become official…this is to name a few things that are part of the contract.
- Yay, they have accepted your offer, now what? Now is the time that is referred to as the subject removal time. This is the period of time where you perform your due diligence related to the subjects that were put in place to protect you. Your lender is working behind the scenes on your financing while you are booking your inspection, looking into insurance, obtaining strata docs, etc. This can vary anywhere between 7-14 days.
- Once you are satisfied and approve the subjects, you declare them fulfilled by a written notice. There can be a variety of reasons why you may not have your ducks in a row and need to ask for an extension. The seller makes the decision on whether they grant this extended time or not. This is also the time to collapse the deal if you find yourself in the position of not being satisfied with inspection results, the strata docs, etc.
